1. Our Services
Jade Properties Group LLC buys residential real estate directly from homeowners for cash and works with homeowners nationwide who are considering selling their property. Submitting your information through this site does not obligate you to sell, and does not obligate us to make an offer or purchase your property.
2. No Obligation, No Guarantee
Any offer we make is based on the information you provide and our own evaluation of the property and market conditions. All offers are non-binding until a formal written purchase agreement is signed by both parties. We do not guarantee a specific offer amount, closing timeline, or that an offer will be made at all.
3. Not a Real Estate Broker or Agent
Jade Properties Group LLC is a real estate investment company. We are not acting as your real estate agent or broker, and we do not list properties for sale on your behalf. When we make an offer, we do so as a principal buyer acting in our own interest.
4. Accuracy of Information
You agree to provide accurate and current information about yourself and your property. We are not responsible for delays, changes to an offer, or other issues caused by incomplete or inaccurate information submitted through this site.
5. Communications Consent and SMS Terms
This section contains our Communication Consent Policy and the terms of our text messaging (SMS) program. By providing your mobile number to us or texting us, you agree to these terms.
Program description. Jade Properties Group LLC operates a text messaging program for homeowners who contact us about selling their property. We send one-to-one, conversational text messages only to people who have contacted us first and given us their consent. Messages are customer care messages about the property inquiry you submitted, such as confirming your details, scheduling calls and property walkthroughs, answering your questions, sharing and discussing offers on your property, and coordinating next steps.
How you opt in. You consent to receive text messages from us when you (a) enter your mobile number in a form on this website and submit it with the SMS consent language shown on the form, or (b) call or text our phone number first. By doing so, you provide your express written consent for Jade Properties Group LLC to contact you at the number provided by phone call and text message, including messages sent using automated technology, about your property inquiry, including offers and updates.
Consent is optional. Consent is not a condition of any purchase or of doing business with Jade Properties Group LLC. Your consent is collected directly by Jade Properties Group LLC. It is never purchased from, sold to, or shared with any third party.
Message frequency. Message frequency varies. Generally, we only send messages in reply to your inquiry and while we are discussing your property with you.
Message and data rates. Message and data rates may apply. Check with your mobile carrier for details about your plan.
How to opt out. You can cancel text messages at any time by replying STOP to any message (CANCEL, END, QUIT, UNSUBSCRIBE and STOPALL also work). After you send STOP, we will send you one final message confirming that you have been unsubscribed, and you will receive no further text messages from us. To rejoin, reply START or opt in again as you did the first time. You can also ask us to stop texting or calling you by contacting us at (313) 726-5741 or jadeproperties5@gmail.com.

Carriers. Mobile carriers are not liable for delayed or undelivered messages.
Eligibility. You must be at least 18 years old and the account holder or an authorized user of the mobile number you provide.
Privacy of your mobile information. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties. See our Privacy Policy for more information.
Phone calls and email. If you provide your email address, we may also email you about your inquiry. You can unsubscribe from our emails at any time by using the link in the email or contacting us, and you can ask us at any time to stop calling you.
6. Not Legal, Financial, or Tax Advice
Nothing on this website constitutes legal, financial, or tax advice. We recommend speaking with a qualified attorney, financial advisor, or tax professional before making any decision about selling your property.
7. Privacy
Information you submit through this site is used to evaluate your property and communicate with you about a potential sale. We do not sell your personal information, and we never share your mobile information or SMS opt-in data and consent with third parties for marketing or promotional purposes. 8. Intellectual Property

Any dispute arising from these terms or your use of this website shall be brought in the state or federal courts located in Oakland County, Michigan, and you consent to the jurisdiction of those courts.

We may update these Terms and Conditions from time to time. Changes take effect when they are posted on this page, and continued use of the site after changes are posted means you accept the updated terms.
